Holywood is small, close to Belfast, and consistently one of the most expensive places to buy in Northern Ireland. The mortgage sums here are less about whether you can borrow and more about loan-to-value and stamp duty.

What you'll find

Victorian and Edwardian villas on the hill with views over Belfast Lough, modern apartments near the town centre and the Redburn area, and detached family homes towards Craigavad and Cultra, where prices climb again. The Marino and Seapark stretch along the shore is quieter and, if anything, dearer.

Who buys here

Established families and professionals, people trading up from South or East Belfast, and buyers returning to Northern Ireland from London or abroad. First-time buyers are fewer, and often buying with substantial family help.

Mortgage points to note

  • Stamp duty. Many Holywood purchases sit in the 5% band and some reach the 10% band above £925,000. First-time buyer relief disappears entirely above £500,000, so a first-time buyer at £550,000 pays full standard rates. Check the figure.
  • Large loans. Lenders' criteria change above certain loan sizes: some cap income multiples, some want larger deposits, and some private-banking style lenders come into play. A broker used to larger cases knows the differences.
  • Gifted deposits and family help. Common here. Lenders need a gift letter and source-of-funds evidence, and solicitors will ask about it for anti-money-laundering checks. Get the paperwork ready early.
  • Period properties. Listed buildings, older roofs and non-standard extensions can attract valuation conditions or a specialist survey. Budget for a full building survey rather than relying on the lender's valuation.
  • Returning expats. If you've been working abroad, your income may be in another currency and your UK credit file thin. Some lenders handle this well, most don't. Say so in the enquiry.
